A home that fits how you live
Confident decisions without second-guessing
A process that feels clear from start to finish
Building or Remodeling a Home Doesn’t Have to Feel Overwhelming
Building or remodeling a home should be exciting, but for many people, it quickly becomes overwhelming.
You may want something custom but feel unsure where to start. Contractors don’t always call back. Costs feel unclear until late in the process. Decisions pile up fast, and it’s hard to know which ones matter most or how they will affect the final result.
In Southern Oregon, good builders stay busy. Finding one who will actually slow down, listen, and walk you through the process from the beginning takes more work than it should.
This is often the biggest investment you’ll ever make. You want to get it right, protect your budget, and avoid surprises, without feeling rushed, pressured, or left on your own to figure it out.

Your Builder & Guide
Jason has spent his entire career in residential construction, with hands-on experience across every phase of the building process, from framing to managing full custom home builds. He knows the land, the local suppliers, and the building conditions across Josephine and Jackson counties.
That background allows him to guide homeowners through decisions clearly and calmly, explaining how each choice affects cost, function, and long-term value. Clients value having a builder who stays involved, communicates openly, and follows through from planning to completion.
What Homeowners Say
Ready to Build or Improve Your Home?
If you have an idea, a question, or just a rough sense of what you want, let's talk through it.
Common Questions About Building a Custom Home
- What makes Valerian Homes different from other custom builders in Southern Oregon?
We don’t push clients into preset designs or limited upgrade packages. Your home starts from scratch, built around how you actually live.
We stay hands-on through the entire build and will walk through the project with you at every stage.
We also don’t tack on large change fees when you adjust a finish or revisit a detail. That flexibility is part of how we work, not an add-on.
And unlike many builders, we don’t charge for the early design conversations where you’re still exploring your options. You pay when the plan is ready, and the direction is clear.
- Do I need to have everything figured out before I reach out?
No, and most people don’t. That’s what the design phase is for. What helps at the start is a general sense of what you want your home to feel like, how you live day to day, and a rough budget direction.
From there, we guide you through decisions in manageable steps. We’ve worked with a lot of people who came in feeling overwhelmed and uncertain, and the ones who have the best experience are usually the ones who come in with questions rather than a finished plan. That’s exactly the kind of conversation we’re set up for.
- How long does it take to build a custom home?
From first conversation to move-in, most custom home projects in Southern Oregon take 12 to 18 months, depending on the size and complexity of the build. Permitting alone can take 6 to 8 weeks, and that timeline runs through city or county offices, outside of anyone’s control once the application is submitted.
What we control is how organized and well-prepared we keep the process on our end. A thorough design phase reduces delays later. We’ll talk through a realistic project timeline during your consultation so you understand what to expect before anything is committed.
- How much does it cost to build a custom home in Grants Pass, Oregon?
Custom home costs in the Grants Pass area depend on size, design complexity, site conditions, and the finish selections you make.
Giving a firm number before a design is finalized creates more confusion than it resolves. Any estimate made without a real plan has to be padded to cover the unknowns, and that padding usually runs high.
What we do instead is work through the design process with you and develop a dependable number based on actual decisions, not assumptions. We don’t charge for the early design phase, where you’re still figuring out what you want. Once the design is locked in and plans are drawn, we send them out for bids and present you with a clear, straightforward quote.
